基本职责
+ 负责领导分公司年度服务计划的编制,并确保O/T/S(维保/修理/改造)各项服务业务指标的达成,以及分公司现金流和BD改善。
+ 培养下属,营造良好的工作氛围,提高员工敬业度。 定期组织召开分公司服务会议,及时跟踪各项业务指标的完成情况。
+ 了解区域市场内竞争对手和客户的情况,并制定相应的竞争策略。
+ 了解政府对行业的法规和政策以及对物业管理的法规和政策。
+ 严格遵守公司安全标准及行业法规,确保服务运营符合安全和合规要求,降低风险。
+ 负责分公司突发事件的处理。 理解与业务相关的财务基础知识,并能运用财务报表管理分公司的各项业务。
+ 对市场有一定的战略和战术的思路,对公司的管理能够提出合理的意见和建议。 完成领导交办的其他任务。
任职资格
+ 大专及以上学历,5年以上电梯或相关服务行业经验,具备分公司管理或团队管理经历。
+ 熟悉服务业务流程,能制定年度计划并达成指标,具备财务基础知识,能运用报表进行业务管理。
+ 了解行业法规、物业管理政策及区域市场竞争情况,具备战略和战术思维。
+ 具备团队建设、人才培养、跨部门协作及突发事件处理能力,沟通协调能力强。
+ 结果导向,客户服务意识高。
