**About the Role:**
As a CBRE ES Lead Bldg Ops Engineer, you will be responsible for observing, documenting, and presenting building condition issues to management, facility teams, and sponsors.
This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
**Position Summary**
*Provide ES (Engineering Service) team’s timely, cost effective service delivery to users.
*ES covers hard service, engineering related items such as electric, air con, firefighting, plumbing, UPS and related items’ negotiation to LL (Land Lord), etc.
*Ensure that facilities or operation procedure meet government regulations, client policies EHS (Environment, Health and Safety), Security standards.
*Manage fixed asset data, maintenance ticket completions and inventory checks.
*Understandings of customer rules and policies are highly important.
*Working at customer site, so customer satisfaction mind is necessary.
**Key Responsibilities**
*Team management: Control and manage team members and utilize member resources.
*Budget, cost control: Accountability on reasonable budgeting, cost control on the decided budget with keeping rules.
*Sub vendor management: Vendor control, effective communication.
*Contract management: Reflect the real service scopes, cost and KPIs.
Accomplishes financial objectives by forecasting requirements, preparing an annual budget, scheduling expenditures, and initiating corrective actions.
*Accomplishes staff results by communicating job expectations; planning, monitoring, and appraising job results.
*Make a plan of communication, service level setting understandings.
**Required Knowledge & Skills**
*Good communication skill in both English and Japanese fluently.
*Over 5 years of related area experiences (matured skills and personality).
*PPM (Planned Preventive Maintenance) basics experiences.
*Emergency response experiences in critical system environments.
*Analysis skill.
*Good team player and team management.
*Positive to implement new technology for daily operations.
*Proactive and self-driving style. But always keeping alignment with other stakeholders on the other hand.
*Engineering related customer communication experiences.
**Education and Qualifications**
*Undergraduate or above (mandatory), electric, mechanical and architecture area is helpful (nice to have).
*Over 3 years of management experience (mandatory) in the engineering related area.
*Good experience in EHS, Fire services act and Hygiene management area (nice to have).
